Is Your Cornish Holiday Let Compliant With The New Smoke Alarm Regulations?

The regulations on smoke alarms have changed and you need to be aware.

If you own or manage a holiday let in Cornwall, it is vital to make sure you are compliant with the latest smoke alarm regulations.

These regulations have been put in place to ensure the effectiveness and reliability of smoke alarms and carbon monoxide alarms. This is very important when letting out a property.

In this blog post, we will talk about the latest updates to smoke alarm regulations and how they can benefit you.

New regulations were introduced by the government in October 2022, the new rules will need to be followed by all landlords and agents.

The amendment to the regulations are as follows:

  • Make sure there is at least one smoke alarm on each storey of your Cornish holiday let where there is a room used as living accommodation. This has been a legal requirement in the private rented sector since 2015.
  • You must also have a carbon monoxide alarm in any room used as living accommodation which contains a fixed combustion appliance (excluding gas cookers).
  • Finally, ensure that all smoke alarms and carbon monoxide alarms are fixed or replaced once they are reported and found that they are faulty.
  • Ideally smoke alarms should be fixed to a ceiling in a well circulated area, such as landings or halls etc.

Whereas carbon monoxide alarms should be positioned at head height, approximately 1 to 3 metres away from a potential source of carbon monoxide.

It is extremely important that your Cornish holiday let is compliant with the most recent smoke alarm regulations, especially since failure to comply to these regulations could result in a fine of £5,000.

We advise your smoke alarms are tested annually and replaced when necessary to make sure you are providing a safe environment for your guests to enjoy their holiday and for your peace of mind.
